Median Historic Sales Price Trends for Zip Code 76179

Most real estate agents don't tell you the things I share with you in my blog because they don't study the real estate market, they react to it. For example, the median price trend graph attached below shows the local activity we are experiencing in the 76179 zip code over a period of 10 years. The Ranch at Eagle Mountain is a popular neighborhood located near Eagle Mountain Lake just off of Boat Club Road and located about 5 miles from I-820. You can expect to find homes priced between $275K and $325K in this community. You will also find new construction taking place on the back side (west side) of the neighborhood.

In May of 2018, homes sold in Eagle Ranch at 97.9 percent of original list price as compared to May of 2017 when they sold for 100.7 percent of list price (see our MLS graph below).

Market Condition for Lake Country Estates Fort Worth

HEY LAKE COUNTRY ESTATES SELLERS AND BUYERS - ITS OFFICIALLY
A NEUTRAL REAL ESTATE MARKET MARKET

We have helped a lot of buyers and sellers in the Eagle Mountain Lake community in the last 14 years and we've cycled through several different types of marketing over that time. Most people have heard the terms, "Buyers Market" or "Seller's Market" but is there any such thing as a neutral real estate market?

Here we are on June 1st, 2018 and so we ask ourselves...what are the market conditions in the local real estate market in Lake Country Estates? By looking at the bar graph below, we can see that May of 2017 and May of 2018 both had 4.9 months of housing inventory. Neutral markets are defined as having between 3 to 6 months of housing inventory so we can then say that Lake Country Estates is in a neutral market. In contrast, A seller's market has an inventory of less than 3 months and a buyer's market would be greater than 6 months of inventory.

Buyer's or Seller's Market - Saginaw compared to Fort Worth

Everyone has an opinion about what's happening in the local real estate market but if you're selling your house you want to know how to set the best price for your home and the best way you can do that is to hire an experienced realtor that knows the market really well and who can show you the statistics for your particular neighborhood. This blog post is obviously not going to drill down to your particular neighborhood since I can only generalize about a broader area and one that is relative to the majority of people that might read the article. However, we can gain some great insight and perspective into an area or city and compare it to a larger area or city. In this case I'll use Saginaw Texas and compare to Fort Worth. Trend Shows continued decrease in Home Inventories in the DFW Area!

New Listings on the Market (Year to Date) in the
Top 10 Zip Codes in the DFW Metroplex

From January 1, 2018 to May 8, 2018, this chart shows the top 10 zip codes in the DFW Metroplex in terms of listings that came on the market during that period expressed in zip codes. Zip code 75070 is located in McKinney Texas ranking in at the TOP of the Top 10 with 1749 new listings. At the bottom of our TOP 10 is Prosper Texas with 795 new listings. The 76179 Eagle Mountain Lake/Saginaw area ranks in at 942 new listings, just above Prosper Texas. Last year (2017) for the same time period 12240 listings entered the market vs 10,619 for this year. The Burleson area (76028) was the bottom of the Top 10 with Prosper coming in at 9th place. Zip code 76179 maintained 8th place year over year for the same time period. Mckinney has maintained 1st place year over year.
